You look at it again.
You picture yourself living there.
You start doing the numbers.
And there it is.
“NO AGENTS”
And you think:
Perfect.
Directly with the owner.
I’ll save money.
That exact moment is when many buyers start getting into trouble.
Without realizing it.
You talk to the owner.
Everything flows.
They seem friendly. Transparent. Normal.
You meet. You see the property. You like it even more.
And then comes the sentence:
“We’ll sign a deposit contract and you transfer 10%.”
And you say yes.
Because it feels normal.
Because you don’t want to lose the opportunity.
A couple did exactly that recently.
€30,000.
Transferred.
Everything was fine… until the bank reviewed the deal.
Part of the property wasn’t properly registered.
Mortgage denied.
They tried to get the money back.
They couldn’t.
Not because someone wanted to deceive them.
But because no one had properly checked everything before they paid.
Sometimes the problem doesn’t show up immediately.
A foreign buyer.
First property on the island.
Full trust.
“Everything is in order,” they were told.
They signed.
They paid.
Weeks later, issues started appearing.
An extension that wasn’t registered.
Differences between what they saw and what was legally recorded.
Legal doubts.
And from that moment on, everything changes.
Because you’re no longer deciding calmly.

You’ve paid.
Getting out costs money.
