When a real opportunity comes up, I help you move forward with more clarity through negotiation, paperwork and decision-making. I stay by your side throughout the whole process, right up to the day of the notary signing.
I work with a mandate contract ("contrato de encargo") and an upfront provision of funds ("provisión de fondos"). This means my commitment to you is real from day one: I don't send you listings just so you can buy on your own or through another agency afterwards.
Upon signing the mandate contract, a provision of funds of €3,000 + IGIC is paid, covering the costs of the mandate (search, market filtering, viewings and management) for up to 12 months. This amount is non-refundable, as it covers work and expenses incurred from day one.
The provision of funds is what allows me to dedicate real time and resources to your search from minute one, instead of working on a "let's see what happens" basis. All the fees of the mandate, including this provision, are set out in writing in the contract before we begin.
I don't disappear the moment you find something you like. I support you through negotiation, document review, and I'm with you on the day of the notary signing. My mandate ends when you have the keys — not before.
I'm in contact with most agencies across Gran Canaria: I'm the one who calls them to find out if they have anything that might interest you, often before it's even listed. When needed, I do the first viewing with the agency myself so you don't waste your time if the property doesn't fit, and I request all the documentation for each property to review and check it before you see it. This gives you access to far more of the market than you'd see searching on your own, without having to call dozens of agencies yourself.
It's normal for a buyer to talk to several agencies at once when there's no commitment involved. That's why I work with a mandate contract: I don't need you to simply trust me, I need a clear framework where we both know what each of us gets. That's what lets me dedicate real time to your search, instead of spreading my attention across a hundred different clients.
Everything is set out in the mandate contract before we start: scope of service, fees and timelines. That way you know exactly what you're getting for your trust, and I can spend real time finding the right property for you — not sending you listings anyone can see on a property portal.
If after 12 months we haven't found a property that fits what you're looking for, I keep working on your search at no extra cost until we do. Your mandate doesn't expire just because we didn't get it right the first time.
